As an additional perk to the May 8th Policy Forum and Hall of Fame Awards Luncheon, CHC has organized a coach tour of CHC member AMCAL Multi-Housing’s Avenue 26 Development in Los Angeles.
Ave 26 is an innovative mixed-use, mixed-income, transit-oriented development just off of Los Angeles’ Gold Line. It consists of 4 projects total: 2 family rental, 1 senior rental and for-sale condominiums. Altogether there are over 500 units.
The “Avenue 26 Master Plan” replaces blighted industrial sites on approximately nine acres with 534 new homes and helps to revitalize the historic Lincoln Heights neighborhood northeast of downtown Los Angeles.
The Master Plan includes the “Puerta del Sol” workforce condominiums with 165 units and three affordable communities with 369 apartments. The new homes are located next to the Golden State and Pasadena Freeways, a new Gold Line Light Rail Station, and near community amenities like Dodger Stadium, parks, schools and healthcare clinics.
The development improves the city’s “jobs-housing balance” by allowing residents to live close and commute to work and entertainment centers in downtown Los Angeles and Pasadena via the new lightrail system, thus reducing the region’s traffic and pollution problems.
The new community also allows long-time residents to find a new home in their own neighborhood, rather than forcing them to move away from the city to find newly constructed, quality housing they can afford.
“Puerta del Sol” is also a mixed-use development that includes live-work units and retail suites for neighborhood-serving shops along the street frontage. It helps to create an active pedestrian environment and to transform the Gold Line Station into a “destination.”
The three affordable communities -- Tesoro del Valle, Camino al Oro and Flores del Valle -- provide 369 newly constructed quality homes for working-class families and seniors who cannot afford expensive housing or long commutes to their jobs.
